A home away from the city

Future home owners who are looking for an exclusive house away from the hustle and bustle of the city might find Harmony Park in Dengkil, Selangor a good place to start.

Property developer KIP Group is investing RM80mil in the housing project featuring 114 units of double-storey semi-detached houses and four double-storey bungalows.

The project is being developed by KIP Group subsidiary KIP Homes Sdn Bhd.

Business development and leasing senior manager Sam Khoo said that the housing project with individual titles aims to promote healthy living at affordable prices.

“The project is located far from the hectic life of the city and it provides tranquility and privacy for home owners.

“It is also accessible via most main roads and highways like the Maju Expressway (MEX),” she said.

Sitting on 8.09ha of freehold land, the 118 units are surrounded by a six to eight metre retention wall because of the the area’s landscaping. The houses are built on a hill around six metres above the main road.

“The houses built on higher ground enable home owners to feast their eyes on the scenic view of Putrajaya,” she said.

“They can enjoy a clear and vast horizon just outside their homes,” she added.

The houses in Harmony Park are inspired by contemporary architectural aesthetics, with spacious and trendy European-style villas that offer home owners plenty of options to personalise every part of the house.

“The design concept is constructed to suit the preference of most home owners,” Khoo said.

“Each house has 10m ceilings and we try to avoid pillars so the buyers do not need to spend money on renovation unneccesarily,” she said.

The project includes several private parks, reserved area for barbecues, artificial lakes as well as a recreational area with a splash pad and modern playground for children.

Jogging tracks and a badminton court are also available for active individuals.

The single, guarded entrance, 24-hour security and tall wall are added security features.

The semi-detached units have a minimum built-up area of 2,800 sq ft and are priced from RM889,860 onwards. The bungalow units have a minimum built-up area of 3,400 sq ft and costs at least RM1.47mil.

“Since the launch in June, about 50% of the semi-detached units have been sold while three bungalow units are still available,” Khoo said.

Harmony Park is expected to reach a total gross development value of RM112mil upon completion in mid 2014.

The show unit for the project will be ready in September.

Khoo said, moving forward, KIP Group will start a series of projects that include a 45-unit commercial development at KIP Mart in Senawang, Negri Sembilan, that is scheduled to be launched in December this year as well as 132 units of shops in the KIP Mart Business Avenue area in Kota Warisan. KIP Mart in Kota Warisan is near Harmony Park.

Construction work is scheduled to begin by the end of this year and is expected to be completed by 2015.

“The commercial development in Kota Warisan will provide more convenience to Harmony Park home owners” Khoo said.
