Integrated development in Tronoh features shoplots and houses

PERAKIANS may consider Tronoh a small town with its tin-mining heyday long gone, but recent developments may start to change that perception.
The newest township to emerge here is Bandar Baru Tronoh, an integrated development that features shophouses and a guarded residential area.
Developed by Bicara Irama Sdn Bhd, a subsidiary of Cantik Hati Sdn Bhd, the project features 42 office lots and 268 terrace houses.
Cantik Hati managing director Chin Yuen Ping said a total of 129 units, comprising 31 office lots, 66 single-storey terrace houses and 32 double-storey houses, would be constructed in Phase One of the project, which is a 20 minutes drive from Ipoh.

“We have two models for the single-storey terrace houses with similar basic designs but varying lot sizes.
“One has a larger land area of 20’ x 70’ (6.09m x 21.3m) with a built-up space of 20’ x 48’ (6.09m x 14.6m) while the other has a land area of 20’ x 65’ (6.09m x 19.8m) with a built-up space of 20 x 45’ (6.09m x 13.7m),” he added.
Despite being single-storey terrace houses, the rooms and dining area are not cramped due to their clever designs, which bring a spacious feel to the houses.
Vast: The spacious garden that corner lot homeowners can enjoy at Bandar Baru Tronoh. The back portion of the kitchen features small sliding windows that provide ample ventilation when preparing meals.
The larger units are priced from an affordable RM128,800 while the smaller units come with a price tag of RM118,800.
He added that plans of the double-storey units would be unveiled soon.
Chin said the residential area would have 24-hour security services while the entrance and exit points to the township would be separated.
“The entrance and the exit points will be at separate ends of the project to ensure there is no traffic congestion, which is usually the problem when there is only a single point used as both the entrance and exit,” he explained.
He said the project was targeted at locals living in Tronoh and the middle-income group.
“Some residents may want to purchase these units to upgrade from their current homes while others may do so because of having larger families. We also have investors from Sitiawan, who see the potential in the location, which is close to Ipoh,” he said.
Chin added that the newly-opened Tesco Seri Iskandar was only three minutes away, providing even greater convenience for residents of Bandar Baru Tronoh.
