FUTURE-READY BUSINESS HUB

EBP V has to date, attracted over 100 enterprises from different industries.

The Eco Business Park V comes with world-class infrastructures and eco-friendly facilities

NESTLED away from the hustle and bustle of the big city lies a peaceful business enclave of serenity amid lush greenery.

Located in the emerging Puncak Alam growth corridor north-west of Klang Valley alongside Eco World Development Group Bhd’s (EcoWorld Malaysia) largest township Eco Grandeur, Eco Business Park V (EBP V) has blossomed into a thriving industrial hub.

As EcoWorld Malaysia’s largest green business park, EBP V has strong occupancy rates of over 85% for the 293ha-park.

Positive impact

Industrial or business parks bring substantial impacts on an area’s economy. By and large, these impacts are usually overwhelmingly positive.

In the first four months of financial year 2023, industrial properties brought in the highest sales for EcoWorld Malaysia with RM616mil recorded.

Since its launch in 2017, EBP V has managed to achieve total sales of RM1.18bil as at Feb 28, 2023, which is a remarkable milestone.

The Central Gate phase of the EBP V, which was introduced during the pandemic in December 2021, managed to record impressive sales of over RM246.16mil as at Feb 28 this year.

EBP V – which is already well connected to major expressways such as the Guthrie Corridor Expressway, Plus Expressway, LATAR Expressway, DASH Expressway, Persiaran Mokhtar Dahari and Jalan Kuala Selangor – is expected to be even more accessible once the West Coast Expressway project reaches completion in 2024, which will improve accessibility and travel time from Puncak Alam to Kuala Lumpur, Damansara, Banting, Port Klang and Taiping.

The next launch of cluster and semi-detached factories at EBP V is expected to be in the fourth quarter this year. The next launch of cluster and semi-detached factories at EBP V is expected to be in the fourth quarter this year.

“Puncak Alam is a strategic location for relocation and expansion plans by many nearby industrialists and potential investors as the land price is still reasonable and acceptable,” says EcoWorld Malaysia president and CEO Datuk Chang Khim Wah.

Chang says that EcoWorld is committed to offer even more modern, efficient and sustainable designs in EBP V to create meaningful livelihoods and economic improvements to the people.

He adds that EcoWorld takes pride in its “DNA”, which stands for Design, Nature and Art.

“Each EcoWorld development will have these elements in them – be it residential, commercial or our business parks.”

Magnet for businesses

Having a working space in a thriving business park set up by a reputable developer tends to lend an air of credibility and prestige to the businesses, employers and its employees.

Given that a business park offers sizable spaces equipped with the infrastructure needed to host a wide range of industries, it is no wonder that EBP V has captured the fancy of businesses.

Pointing out that EBP V is favoured because it is a one-stop business solution for businesses of all sizes, Chang says EBP V is equipped with vigilant security, valuable green features and most importantly built-to-suit services as well as customisable solutions.

With EBP V in place, Puncak Alam has a great chance of recruiting, attracting and maintaining an array of different industries and businesses – creating the kind of industrial diversity which promotes a more stable economy less prone to collapse should a single industry suffer.

Just recently, EBP V held a grand signing ceremony at the EcoWorld Gallery @ Eco Grandeur for the sale of industrial land lots of 11 hectares to EB Frozen Food Sdn Bhd in the West Gate phase and 1.9 hectares to TTL Sales & Rental Sdn Bhd in Central Gate. EB Frozen Food and TTL Sales & Rental are the latest to join EBP V’s grand list of businesses that are not harmful to the environment.

Chang points out that EBP V has to date, attracted over 100 enterprises from different industries including food and beverage related sectors; FMCG wholesalers and distributors; ecommerce and logistic warehouses; furniture businesses; electrical and electronic businesses; and manufacturers of cans and roller shutters.

The signing ceremony also saw the signing for the sales of 21 factory units from Central Gate’s new launch. Sizes for the cluster and semi-detached factories range from 60’x100’ to 70’x200’, with prices from RM2.2mil.

The project’s next launch would be the 37-hectare South Gate phase, which is set to offer bigger units with more options for customisation.

“As more businesses take root here, additional job opportunities will be available and this would attract increased foot traffic and more families moving into the township.

“Whilst it is a business for us, we are also mindful to take this journey together, co-creating with our clients and the local community in building sustainably to enhance value and potential,” says Chang.
