IOI Properties Group (IOIPG) and Mitsubishi Estate Residence joined forces for the first time to create GEMS Residences in IOI Resort City, Putrajaya, which was completed in January.

This residence offers holistic multi-generational wellness living, inspired by Japanese community-based care and design principles.

“GEMS Residences is a unique residential development in which, for the first time, we brought together lifestyle living with holistic wellness services through the setup of the Wellness Concierge.

“A resident nurse is stationed on-premise to provide peace of mind to those in need, taking community-based care to the next level,” said IOIPG senior general manager Ho Kwok Wing.

GEMS Residences’ wellness concierge offers comprehensive community-based care, with certified nurses providing health advisory and emergency assistance, along with complimentary vital checks for early detection.

Additionally, on-site physiotherapists offer residents complimentary sessions and on-demand services.

GEMS Residences’ focus on wellness and community is centred around the aim of fostering healthier lifestyles, says IOI Properties Group senior general manager Ho Kwok Wing.GEMS Residences’ focus on wellness and community is centred around the aim of fostering healthier lifestyles, says IOI Properties Group senior general manager Ho Kwok Wing.

Geriatric-friendly units and resident nurses

What is unique about GEMS Residences is that it offers 109 geriatric-friendly units which come with senior-living friendly design elements such as ramps at the front door and bathroom, facilitating wheelchair access.

“According to research, 15% of Malaysians will be in their golden years by 2030, and while much of the ageing population will be healthy, there will be different needs.

“Working with IOIPG, we applied lessons from Japan’s ageing population to incorporate features such as a wellness concierge and wheelchair-friendly geriatric units,” said Mitsubishi Estate Asia Pte Ltd executive director Soichiro Kanada.

These units contain features that address the needs of ageing residents, including a sliding door for the master bathroom, panic buttons in the master bedroom and bathroom for emergencies and bars in the shower to assist the physically frail.

On-demand services at the Wellness Concierge include medical procedures like wound care and medication administration, as well as companionship for activities such as grocery shopping and doctor visits.On-demand services at the Wellness Concierge include medical procedures like wound care and medication administration, as well as companionship for activities such as grocery shopping and doctor visits.

Recreational and wellness facilities

Spanning across 3.9ha, GEMS Residences consists of 676 condominium units, offering layouts from 969 to 1,690 sq ft.

With prices starting from RM650,000, residents can choose between standard units or those with private lift access, a rarity in this price range.

All units come partially furnished, including kitchen cabinets and wardrobes, with at least two parking bays each.

The central clubhouse provides lifestyle amenities such as a swimming pool and a yoga deck, as well as landscaped areas for relaxation.

These facilities are aimed at crafting a wellness haven catering for healthier lifestyles.

“Life in the city is increasingly sedentary, as people spend more time on devices at work, in traffic and at home.

In line with its commitment to promoting wellness, there is also an Olympic-sized swimming pool, offering residents a tranquil space to unwind and rejuvenate. In line with its commitment to promoting wellness, there is also an Olympic-sized swimming pool, offering residents a tranquil space to unwind and rejuvenate.

“We meticulously designed and incorporated wellness components like green spaces and active zones, inspired by Japanese design,” said Ho.

In addition to its curated wellness components, GEMS Residences showcases IOIPG’s commitment to environmental responsibility as the Group’s first high-rise carbon footprint study.

Conducted by Riverstone Environmental Sdn Bhd and following methodologies established by the UK Royal Institution of Chartered Surveyors and the UK Institution of Structural Engineers, this marks one of the first Malaysian carbon footprint studies for a high-rise building.

Established and upcoming amenities

As part of IOI Properties’ multi-award winning, 318ha integrated township, GEMS Residences benefits from accessibility to IOI Resort City’s comprehensive and ever-growing mix of commercial, hospitality, healthcare and recreational amenities.

Situated near major expressways, it offers easy connectivity to Putrajaya, Puchong, and Kuala Lumpur city centre within short driving distances.

Surrounding amenities include the 2.5 million sq ft IOI City Mall, touted as the largest mall in Malaysia, the Palm Garden Golf Course and Daehan Rehabilitation Services medical centre, among others.

Additionally, residents can anticipate the 4ha Central Park, featuring a lake and various recreational facilities like jogging tracks, bike lanes, sports courts, and pet-friendly areas, adjacent to Putrajaya's largest wetland.

Limited units are still available.
