Smart building concept the future of real estate industry

KUALA LUMPUR: Incoming technological advancements, artificial intelligence and advanced data analytics are reshaping the real estate industry as smart buildings are being developed, says the Malaysian Institute of Property and Facility Managers (MIPFM).

According to it, certification bodies like SmartScore characterise smart buildings that deploy a combination of technologies like seamless digital security and intelligent building management systems to create an elevated user experience.

“Smart buildings are the future of the real estate industry.

“The concept of smart buildings, which is distinct from an intelligent building, has evolved from a futuristic idea into reality, transforming the way we live, work and interact within our built environment in our daily lives,” MIPFM president Ishak Ismail said during a speech at the MIPFM Smart Building Conference 2024 yesterday.

These advanced built environments, he added, not only enhances comfort and productivity, but also play a crucial role in being sustainable, energy efficient and being overall urban resilient.

“Envisioning an urban landscape as a dynamic, responsive ecosystem will undoubtedly raise everyone’s standard of living,” Ishak said.

He said smart infrastructure, digital governance, sustainable urban planning, and citizens’ engagement will help real estate players prepare for the shift to smart cities.

He cites the example of the recently developed Tun Razak Exchange, which integrates elements of design integration and optimisation for smart buildings and serves as a smart building success story.

“Consumers also want smart buildings to be sustainable in the future, which is why eco-friendly features like energy efficiency and waste reduction are important aspects that property developers must address,” he added.

Ishak said, the issue of sustainability in the real-estate sector is getting more traction as Millennials and their younger counterparts continue to spur the issue.

“The younger generation definitely want their homes to be fully equipped with network connectivity and smart home technology,” he added.

The MIPFM Smart Building Conference 2024 covers topics on smart buildings which educates property and facility managers with regard to maintaining smart buildings.
