Elevated living

Exclusivity and privacy are said to be key factors for discerning consumers.

IN an ever-evolving luxury real-estate market, consumers have no doubt become increasingly discerning and dynamic in their demands when it comes to high-end residential properties. According to Sophie Watson-Swingewood, vice president director, Indonesia at leading developer Swire Properties, buyers today are on the lookout for “more than just opulent amenities and prestigious addresses.”

“They seek residences that not only offer luxurious living spaces but also minimise their environmental footprint,” she explains. “Today’s affluent buyers are also increasingly prioritising properties that promote health, well-being and an active lifestyle.”

Watson-Swingewood oversees Savyavasa, the prestigious residential development project in Jakarta that promises to check all those boxes, and then some. The joint venture between Swire Properties and Jakarta Setiabudi Internasional (JSI Group) comprises a three-tower complex with 402 units, set within an urban forest landscape and defined by purposeful design, opulent facilities, and integrated smart home features.

Situated in the upscale Dharmawangsa in South Jakarta, Savyavasa is not only primed to offer access to world-class shopping, dining, healthcare, and top international schools, but is also within easy reach of the city’s primary business hub, Sudirman Central Business District.

“This proximity minimises commute times, maximises productivity for residents, and enhances the property’s appeal to professionals. The convenience of living near the workplace is a critical factor for expatriates and high-net-worth individuals,” she says.

Location, location, location

With recent legislative changes making it easier for foreigners to own property in Indonesia, developments like Savyavasa have become particularly appealing to expatriates and foreign investors. “The strong demand for high-quality rental properties among expatriates and professionals in Jakarta significantly enhances Savyavasa’s investment potential,” Watson-Swingewood notes, adding that the limited scope of luxury residences meeting international standards at present ensures attractive rental yields.

In addition to an optimal location, she says buyers are also seeking a source of escape from the hustle and bustle of urban living. “There’s a trend towards properties located in serene natural settings, offering residents a retreat from the city while still providing easy access to amenities and services.”

Savyavasa raises the bar in this respect, not least due to its sprawling three hectares of tropical green surroundings that are home to 130 preserved mature trees and a 1km jogging track. Nestled within a pocket of lush seclusion, the property harmoniously integrates into the natural ecosystem while reducing outside disturbance. “Exclusivity and privacy continue to be paramount for discerning consumers,” she emphasises.

Sustainable by design

Beyond providing a haven of tranquillity, Savyavasa’s verdant environment also highlights the property’s sustainability-driven design approach. In Watson-Swingewood’s view, there’s a growing interest among buyers in eco-friendly elements that contribute to a greener future.

The development, which was the first residential project in Jakarta to attain the Green Mark Gold Standard certification, features buildings oriented to maximise natural daylight and vertical screens to reduce direct sunlight, which in turn regulates indoor temperatures and lowers energy consumption.

Meanwhile, the landscape architecture incorporates automatic irrigation systems with rain sensors as well as organic waste composting to create a self-sustainable environment. Additionally, Savyavasa’s interior designs weave together indoors and outdoors through the prominent use of natural materials and locally crafted furnishings.

With its thoughtfully curated designs that forge a deep connection with nature, the residence also puts strong emphasis on the wellness of inhabitants. Outdoor amenities such as its woodland jogging track, three pools, pickle ball courts, hammam and wellness rooms, provide ample opportunity for the pursuit of holistic balance.

“There’s also a growing demand for properties that offer personalised and integrated smart home technology. Modern luxury buyers expect seamless connectivity and convenience,” she adds.

To meet contemporary needs, the residence employs advanced tech features such as automated appliances, remote climate control, and smart security systems.

As a whole, Watson-Swingewood says that combination of aspects such as sustainability, location, technology and well-being are decisive factors for consumers in search of luxury properties today. “They seek residences that not only showcase luxurious design and amenities but also align with their values and offer a truly exceptional living experience.”
