KUALA LUMPUR: S P Setia Bhd has reported strong take-ups and handovers for its developments in Semenyih. These include the commercial and residential offerings at Setia EcoHill, Setia EcoHill2, and Setia Mayuri.
Buoyed by favourable demand, these projects are regarded as some of the most successful townships in Klang Valley.
One of Setia’s latest projects at Setia EcoHill 2, Pines Avenue, features 14 two-storey shop units. The built-up sizes range from 2,988 to 4,421 sq ft, with prices starting at RM1.3 mil.
Launched in October, the development is scheduled for completion by October 2027. Pines Avenue is a waterfront commercial area nestled within the 18-acre South Creek public park. It is now fully sold.
Launched in the same review period of October 2024, Baris Place 2 at Setia Mayuri comprises 16 units of 2-storey shop lots with built-ups ranging from 3,172 sq ft to 4,054 sq ft, with prices ranging from RM1.5mil onwards.
Baris Place 2 is banking on the success of the existing Baris Place shops, which have achieved full tenancy and have become a thriving focal point along Jalan Broga.
Meanwhile, French-inspired 1- and 2-storey bungalows Reineville at Setia EcoHill has successfully held its handover and Owners Appreciation Day recently on Nov 24, 2024.
“We are delighted to share that our recent launches in Semenyih, namely Pines Avenue at Setia EcoHill 2 and Baris Place 2 at Setia Mayuri have garnered 100% take-ups respectively. It is a testament to our quality products as we capitalise on the catchments in the surrounding areas of Semenyih,” S P Setia Bhd divisional general manager Koh Sooi Meng said in a statement.
He added that there is an existing high demand for leasing there, with several enquiries from reputable brands.
“Historically, looking at our previous offerings in Semenyih, both developments are expected to generate good rental yields, ranging from 6% to 8%.
“Based on our research, the rental rates of shop-lots in the area can fetch between RM5,000 to RM8,000 per month; while corner shop-lots to RM10,000 to RM15,000 per month,” Koh said.
Pines Avenue forms part of Setia EcoHill 2, which has a total gross
development value (GDV) of RM5bil. The mixed township has a total land bank of 1,010 acres, with more than 80 acres reserved for green parks while approximately 17 acres of parks, earmarked for the South Creek and 18 acres of Adventure Park.
