Demand for landed residential property in the Johor Baru district is likely to remain positive despite the uncertainties in global economic growth.
On that note, the developer of Taman Impian Emas township in Skudai near here, Gunung Impian Development Sdn Bhd, is upbeat that every cloud has a silver lining.
“Even the worst events or situations have some positive aspects and we want to look that way, ” said its general manager Koh Moo Hing.
However, he said in view of the uncertainties in global economic growth in recent years and the Covid-19 outbreak, developers would be more cautious to develop and supply houses to the market.
Koh said any new launch or current property for sale would focus on sustainable pricing and functional design to meet the financial status and demands or needs of buyers.
“Malaysia is a young country with a growing population and the demand for housing will be kept ongoing and the current property market supply is not enough to meet demand, ” he said.
Koh said the company was banking on Taman Impian Emas’s strategic location to attract buyers as the township is easily accessible from several parts of Johor Baru.
In the offering by Gunung Impian Development are 19 units of bumi released Bukit Impian Residence semi-detached houses with selling price from RM1.38mil to RM1.89mil.
The 45ft x 90ft semi-detached houses have a built-up area of 3,489sq ft with four bedrooms and one utility room.
Also available for sale are 33 units of Impian Link 38, double-storey 24ft x 75ft shop offices located near Thai Hong Chinese primary school with a price tag from RM838,000 to RM888,000 and built-up area of 3,200sq ft.
Potential buyers planning to own double-storey terrace houses should consider going for Iconia Garden Residence measuring 22ft x 80ft with 2,104sq ft built-up area.
“We are offering 147 units of the four-bedroom double-storey terrace houses priced from RM638,000 to RM1.12mil each, ” he said.
Koh said Bukit Impian Residence, Impian Link 38 and Iconia Garden Residence were located at different precincts of the township.
He added that the company was targeting different groups of buyers for the semi-detached houses, double-storey shop offices and double-storey terrace houses.
Koh said upgraders looking for a bigger space to house three generations would be attracted to Bukit Impian Residence double-storey semi-detached houses spreading across 60ha.
He said on the other hand, they were looking at potential buyers or investors to set up businesses at the double-storey shop offices Impian Link 38.
“Maintaining a good mix of food and beverage shops and non-F&B operators will be the success formula, ” said Koh, adding that the big ample parking area in between the two rows of shop offices would enable the business operators to attract more customers.
He said Iconia Garden Residence double-storey terrace houses were specially tailored for first-time house buyers, young professionals and young families.
“Taman Impian Emas is a growing and vibrant township given its 20-year history, ” he said.
Launched in 1999, the township covers 1,200ha of which 400ha have been developed with 5,000 and 450 units of residential and commercial properties respectively.
“The 800ha of undeveloped land will keep us busy for the next 20 years, ” he said.
