Accessible transit-oriented homes

UEM Sunrise Bhd is set to launch their first transit-oriented development (TOD) called The Connaught One tomorrow at Forest Valley, an event space in Bandar Mahkota Cheras.

It is the first residential project under the property developer’s Rise series and Happy+ product range, which are categorised as attainable homes with flexible and agile spaces that are adaptable to suit homebuyers’ lifestyles.

The Connaught One offers five different layouts, starting from a studio unit with a 452sq ft built-up size to a four-bedroom unit with 1,270sq ft built-up size.

They also come with parking bays, ranging from one to two depending on unit type.

The freehold TOD project covers 1.4ha and comprises two towers, each 53 storeys high.

“The development will be located just 100m from Taman Connaught MRT station and will be accessible via a covered walkway for the project’s residents,” said UEM Sunrise chief development officer Mardiana Rahayu Tukiran at The Connaught One’s media launch.

“The first phase will be directly connected to the MRT service, granting occupants accessibility to the city without the hassle of driving.

“Its connectivity to the Kajang MRT line expands accessibility to a variety of malls, business hubs and landmarks along the same line, such as EkoCheras Mall, Sunway Velocity, Ikea Cheras, Pavilion Kuala Lumpur, Tun Razak Exchange, Pusat Bandar Damansara, Pasar Seni and KL Sentral,” she added.

While the TOD project is designed to encourage public transport usage, Mardiana said The Connaught One would be connected to the Cheras-Kajang Expressway, Salak Expressway and Middle Ring Road 2 (MRR2) too.

She also highlighted the development’s proximity to amenities such as schools, tertiary institutions and medical centres.

“UEM Sunrise is working with Signature Kitchen to provide purchasers with fully furnished units for those preferring that option,” she added.

“To encourage a self-sustaining environment, The Connaught One will have 15 retail lots on the lowest two floors, such as grocery stores,” said UEM Sunrise chief marketing officer Kenny Wong.

“The project’s primary target are first-time homebuyers, those new to the job market and young couples.

“The secondary market would be multi-generational families, besides investors and asset accumulators,” he said.

With prices starting from RM290,000, Wong said the project enabled young buyers to make an investment without huge financial constraints.

“The development is designed to cater to various stages of one’s lifestyle, allowing you to shape and shift your particular unit according to your life cycle,” he said.

“UEM Sunrise has also taken into account market needs as a result of the Covid-19 pandemic, such as ehailing lobby, co-working lounge, dedicated delivery area near the guardhouse and various outdoor recreational facilities, all to foster a healthy and active lifestyle for the residents.”

He said phase one was on track for completion by the last quarter of 2027.

Tower A currently has an 85% take-up rate.

Wong said The Connaught One would have a phase two, and its design would be based on feedback from phase one.
