PROPERTY developer Azza Mewah Sdn Bhd has launched a 40ha industrial zone development in Senawang near Serem-ban, Negri Sembilan, to provide small and medium-sized enterprises an avenue to set up or expand their businesses.
Kelisa Mewah Industrial Park, located along the Seremban-Tampin stretch, will house 362 cluster, semi-detached and detached factories. The handover for the first phase is expected to take place in 2025.
Chairman Alan Lee said 55% of the 112 factories to be built under phase one of the project had been sold.
“Apart from being strategically located and being close to places like Nilai and the Klang Valley, this is a good place to invest in as Negri Sembilan promotes a business-friendly environment and opportunities for SMEs to expand. And there is excellent infrastructure,” he said during the launch by caretaker Mentri Besar Datuk Seri Aminuddin Harun.
Lee says 232 factories will be built in phase two of the project and 18 more in the final phase.
Lee said being located just a few kilometres from the North-South Highway was another plus point as far as logistics were concerned.
Apart from SMEs, he said the industrial zone was also suitable for showrooms as well as car accessories, packaging and catering businesses.

He added that the company’s other developments, such as Penaga Mewah Garden residential project in Seremban, were almost sold out while the Warisan Mewah mixed development project was selling well.
The housing projects, said Lee, was also to support the state government’s policy to provide affordable housing.
Aminuddin, in his speech, said Negri Sembilan had become a popular destination for investors, especially with the launch of the Malaysia Vision Valley 2.0 plan.
“We have not only been attracting large manufacturers, but also developers keen to build industrial parks.
“Senawang is being planned as a semiconductor industrial zone and negotiations are underway to attract more of such companies from all over the world to invest here,” he said, adding that existing semiconductor manufacturers were also expanding their operations.
Aminuddin said Negri Sembilan received a record RM8.9bil investment in 2022 and the outlook was bright.
He also commended Azza Mewah for building an industrial zone as it would help SMEs and spur the state’s economy.
“In the past, developers focused on building residential areas but Azza Mewah decided to venture into opening an industrial area.
“This is most welcome because in Negri Sembilan, we do not only focus on large-scale investments but on SMEs as well,” he said.
