PERAK recorded more than 2,000 unsold housing units in 2022, says Sandrea Ng.
The state housing and local government committee chairman said most of the unsold units were priced around RM200,000 and above.
“Most unsold units are apartments,” she said.
“Kinta district recorded the highest number of unsold units at 1,065, followed by Manjung with 498 units, and Kampar with 328 units.
“To avoid unsold houses, developers need to be more careful in strategising and should conduct thorough market research before starting new projects.”
She was speaking during a question-and-answer session at the Perak state assembly sitting yesterday.
Steven Chaw (PH-Menglembu) had asked about the number of unsold houses and apartments in the state and what the Perak government was doing to deal with the overhang.
“Among the moves taken by the state is the implementation of the Perak Housing Policy for developments that involve more than 8ha of land, where developers are required to provide affordable housing, forming 40% of the project,” Ng said.
Separately, she said that nearly 2,000 units under the “Perakku” housing programme were expected to be built in 2024.
“Trolak, Tapah and Perak Tengah are among the locations under the plan.
“Since 2022, we have completed four ‘Perakku’ projects, totalling 356 units.
“The units include 100 type-I houses (priced at RM90,000) in Taman Kerian Putra, 107 type-II (RM160,000) units in Selinsing and Taman Keria Putra, and 149 units of type III (RM250,000) in Tualang Sekah Fasa 2, Taman Kerian Putra and Gerik,” she added.
The “Perakku” housing programme was launched in 2018 with 750 low- and medium-cost housing units.
