180,000 properties in Ampang to be revalued

Owners may see a hike in their assessment tax in 2025 when a property valuation exercise is carried out by Ampang Jaya Municipal Council (MPAJ) next year.

MPAJ president Dr Ani Ahmad said the council received state approval to carry out the exercise.

“MPAJ has to update its valuation list as many properties have undergone renovations, but are still paying the old rates.

“Once we have concluded the exercise and determined the appropriate assessment tax rate, we will seek the state’s approval for implementation,” she told StarMetro after chairing the council’s full board meeting at Menara MPAJ.

The exercise will involve some 180,000 properties within MPAJ’s jurisdiction.

“There is a long process for assessment tax adjustment, including distribution of notices, gathering objections and organising hearings.

“But we need to do it as management and maintenance costs have drastically increased over the past 20 years.”

It was reported that the assessment tax for properties under Kajang Municipal Council (MPKj) would increase by 20% to 30% from next year.

Separately, Ani said habitual traffic offenders would be hauled to court if they failed to settle their fines.

As of Dec 14, she said, 827 cases were registered in court for failure to pay parking compound notices.

Of this number, 234 cases were settled out of court as the persons issued summonses opted to pay their compound.

MPAJ received RM26,620 from those who settled.

“We hope this will serve as a deterrent,” said Ani, adding that action was taken according to The Road Transport (Provision of Parking Places) Order MPAJ 2007, provided for under Section 72 of Road Transport Act 1987.

Those found guilty can face a fine not exceeding RM300.

Ani said MPAJ had collected RM8.3mil in parking bay rental from Jan 1 to Dec 20.

This comprised RM3.3mil from rental of special bays, RM361,000 (monthly rental), RM352,000 (monthly rental for residents) and RM4.3mil (monthly collection).
