Village property owners will have to meet criteria set by S’gor govt

Selangor government will continue providing assessment tax exemption for low-cost houses while implementing targeted exceptions for village properties this year.

Local government and tourism committee chairman Datuk Ng Suee Lim (pic) said the exemptions would be given to villagers who meet new conditions set by the state government.

“The Selangor executive council (MMKN) has reviewed the blanket exemption that has been in existence since 2016, and agreed to review them for 2024,” Ng said.

He said the exemption was available to Chinese new villages, planned villages (kampung tersusun) and fishing villages (bagan) if five conditions were met.

The main conditions are for the property to have a built-up area of not more than 2,000sq ft, the applicant must be a Malaysian citizen residing in Selangor and the household’s monthly income is less than RM5,000 (for those who are married, including spouses’ combined income).

Ng said property owners were allowed to apply for only one account or one house.

“All local councils have been instructed to send physical notices to the properties concerned before Feb 29.

“Applications for exemption must be made by May 31.”

Ng added that since these property owners would be required to pay assessment after such a long period of exemption, no late penalty charges would be levied against them.

A total of 310,740 properties were expected to pay assessment tax at the current rate and this would garner RM45mil in revenue for the state government.

“We expect about half of the property owners to apply for the exemption,” he said.

Ng said the state’s economic affairs and higher operational costs had been taken into account before arriving at the decision impose tax on those previously exempted.

“The move is to ensure fairness among those who had enjoyed subsidies for eight years and ratepayers who have been paying assessment tax,” said Ng.

“MMKN also decided that the exemption of licence fees for petty and market traders will be revoked, effective Jan 1, 2024.”
