NEXUS OF COMMUNITY, COMMERCE AND CONVENIENCE

LSH33 is set to be a highly anticipated mixed-development project by Lsh capital, designed to foster harmony within the community through its vibrant commercial offerings and amenities.

AT LIM Seong Hai Capital Bhd, community isn’t just a concept – it’s a cornerstone of all of its projects.

As the company prepares to unveil TigaTiga, the vibrant retail space within its upcoming mixed-development project Laman Seri Harmoni (LSH33) in Kuala Lumpur, it stands on its commitment to foster togetherness and celebrate local culture.

The site, once a desolate no man’s land and an illegal dumping ground, has been transformed into a vibrant four-storey retail space named TigaTiga.

LSH33 offers its residents an enhanced living experience through the development’s strategic location and essential amenities.

This development is a collaboration with Besteel Engtech Sdn Bhd and is set to redefine community living in Sentul.

With a collective track record that includes projects such as Duta-Ulu Kelang Expressway (DUKE) Phase 2, Setiawangsa Expressway and the EkoCheras development, the collaboration signifies a commitment to excellence and innovation.

Being in Sentul, LSH33 offers direct access to the DUKE highway and is accessible via Jalan Sentul Pasar.

Besides condominium and retail spaces, the project also features the Residensi Wilayah and the Malaysia Civil Servants Housing programme (PPAM) affordable units.

Holistic urban planning

TigaTiga is a four-storey retail podium offering grocer, food and beverage (F&B), and entertainment outlets, as well as education and office spaces.

“This will benefit the residents of the 900 units at LSH33 and the northern Kuala Lumpur neighbourhoods – servicing an estimated total population of 100,000 within the 2km-radius of LSH33,” shares LSH Capital chairman Tan Sri Lim Keng Cheng.

LSH33 can also be conveniently accessed by residences of surrounding townships such as Kepong, Titiwangsa, Segambut and Wangsa Maju.

Similarly, those staying in LSH33 will also be able to access KL Sentral, Bangsar and Petaling Jaya in a moment’s notice via DUKE.

This community-centric approach reflects LSH Capital’s commitment to innovation and holistic urban planning.

At the heart of LSH33’s philosophy is a dedication to serve the needs of first-time homebuyers and young families.

Recognising the demographic’s aspirations and constraints, LSH Capital has curated a range of housing options, including PPAM and Residensi Wilayah units, alongside condominiums.

With 97% of residential units sold and 98% nearing completion, LSH33 is poised to welcome a diverse community seeking affordable yet quality living.

With an estimated 60,000 vehicles passing by daily and visibility to 1.28 million vehicles monthly, LSH33 will be a focal point for both local and outstation visitors.

Improved road infrastructure and accessibility via major highways facilitate seamless travel to and from key destinations, including KL city centre, Petaling Jaya and major tourist spots.

Confirmed retailers at TigaTiga, including Village Grocer, R Pharmacy and Maru Cafe by MyNews, along with LSH’s retail arm offerings – are testament to the developer’s ability to provide diverse and essential services.

By maintaining control over the entire commercial parcel, LSH Capital ensures a centralised retail management approach.

LSH Capital facilitated the construction of a new two-lane bridge to ease traffic congestion, the replacement of outdated infrastructure and enhancement of road safety.

By investing over RM8mil in infrastructure upgrades in the area, LSH Capital and Besteel Engtech demonstrate their dedication to improve the quality of life for all stakeholders.

The development’s proximity to key destinations like Batu Caves and Genting Highlands further amplifies its commercial viability, making it a prime destination for investors and businesses.

LSH33’s transformative impact extends beyond physical infrastructure to encompass social cohesion and economic empowerment.

Sense of belonging

Through ventures with stakeholders and initiatives like the drive-through cafe and two-lane bridge access, LSH33 fosters a sense of belonging and connectivity within the community.

The project’s completion, expected in Q3 of 2024, brings forth a new era of urban development, where inclusivity, sustainability and community well-being is the focus.

As LSH Capital continues to lead by example, LSH33 stands as a testament to the transformative power of visionary urban planning and collaborative partnerships.

By prioritising the needs of residents and contributing positively to the surrounding community, LSH33 emerges not just as a development but as a beacon of hope and progress in Kuala Lumpur’s ever-evolving landscape.

Nestled amid three blocks of 35-storey residential towers housing 900 units, LSH33 is setting an example for what affordable yet quality living looks like.

Separately, Lim extends his gratitude to Deputy Prime Minister Datuk Seri Fadillah Yusof, Works Minister Datuk Seri Alexander Nanta Linggi, MPs Teresa Kok Suh Sim, Tan Kok Wai and Prabakaran Parameswaran, EPF chairman Tan Sri Ahmad Badri Mohd Zahir, valued business partners and guests for attending LSH Capital’s Chinese New Year event at LSH33.
