MPAJ rate hike objection hearings to start June 24

OBJECTION hearings against the proposed rate hikes for properties in Ampang Jaya, Selangor will start from June 24.

Ampang Jaya Municipal Council (MPAJ) stated that the sessions, which were scheduled until July 31, would be carried out in stages according to localities.

“Those who have submitted their objections will be notified via letters, email and SMS to attend the objection hearings.

“Those who have received the notifications are advised to confirm their attendance via the attached link,” MPAJ said in a statement.

The local council stated that it would present the proposed valuations to the Selangor government for approval in September, once the hearings were concluded.

“The revised assessment tax rates for the new property valuations will come into effect on Jan 1, 2025, once the state has given its approval,” MPAJ added.

The local council said it had received 22,352 objections following the recently concluded assessment revision process.

This figure encompasses some 12.34% of the 181,144 properties in Ampang Jaya.

In April, MPAJ started issuing notices of the property valuation exercise, which was anticipated to result in hikes in the assessment tax rate.

The increase is expected to add RM14mil to MPAJ’s coffers, on top of its current annual collection of RM85mil.

The council’s property revaluation exercise will be capped at 25% for unmodified properties.

On May 30, a group of Ampang Jaya ratepayers had urged the local council to postpone the planned assessment tax hike.

In Selangor, several municipalities and a city council have announced a property valuation exercise that could see hikes in the assessment tax rate.

They include Ampang Jaya, Selayang, Kajang and Kuala Langat municipal councils as well as Shah Alam City Council.
