Selangor seeks to resolve strata woes

A TASK force headed by Selangor Housing and Property Board (LPHS) has been formed to come up with a list of strata schemes yet to receive titles, and propose long-awaited solutions.

Selangor Mentri Besar Datuk Seri Amirudin Shari said the state would present a working paper to resolve strata ownership woes, during the tabling of the Selangor 2025 Budget in November.

“There are numerous cases where the ownership of strata units remains unresolved even after 30 to 40 years.

“There are many reasons for this, but the most common one pertains to land issues, as many strata properties are still under master titles.

“For these units to be properly owned, they need to be subdivided – a process that requires millions of ringgit,” he told reporters after launching the “Rewang Komuniti Strata” programme in Taman Pinggiran Batu Caves, Gombak.

Amirudin, who is also Gombak MP, said it was unjust for owners to bear all the costs involved since developers were also responsible.

“In most of these cases, the developers are no longer in the picture and the problems remain unresolved,” he noted.

He said strata issues were less prevalent in newer developments, as with updated laws and regulations, developers must resolve land issues before getting approval for development.

“LPHS is tasked with determining the number of strata properties affected and funds required to resolve these issues.

“We need an impactful budget to settle the strata issue,” he said, adding that there was little data so far on the number of strata schemes affected around the state.

During the community event, Amirudin announced that RM600,000 had been allocated to address various issues affecting three apartments in the area.

A sum of RM500,000 was allocated for roof repairs at Pangsapuri Cemerlang Court while RM50,000 was allocated each to Pangsapuri Permai and Pangsapuri Cempaka for installation of CCTV system and carrying out repainting work, respectively.

Selangor housing and culture committee chairman Borhan Aman Shah said the third edition of the Rewang Komuniti event was to foster the gotong-royong spirit among strata property residents in urban areas.

About RM500,000 has been allocated to carry out the programme throughout this year.

Rewang is a Javanese term referring to a communal activity involving neighbours and relatives working together to prepare for large-scale functions.

“This is a two-day event with cooking done gotong-royong style, in addition to motivational programmes, sports activities and visits to less fortunate residents,” said Borhan.

The event was co-organised by LPHS and Selayang Municipal Council (MPS).

Also present were LPHS executive director Datuk Dr Juhari Ahmad, Gombak district officer Nor Azlina Abdul Aziz and MPS president Shahman Jalaludin.
