Nature-based residences a draw in Seremban 2

Nova’s Linear Park and (below) sports amenities promote outdoor living and community spirit in an eco-friendly environment.

With luxury eco-friendly living sought after by homebuyers, the Seremban 2 township has added a residential project of this category to its portfolio.

Nestled amid the hills, the Nova development is planned with lush panoramic views.

In a statement, developer IJM Land described Nova’s architecture as a blend of breezy tropical living with sleek modern designs.

Residents will be able to move between the homes’ interiors and outdoor spaces, thanks to green architecture that maximise natural light and ventilation.

Nova is also tailored for multi-generational living with a dual focus on function and comfort, and with the design promising to foster a community spirit among residents.

IJM Land added that Nova’s eco-conscious design had resulted in a 70% take-up rate for Phase 1.

The development spans 13.04ha and features 162 units, including semi-detached houses, bungalows and bungalow lots.

This low-density layout ensures exclusivity, making each home a private sanctuary.

The first phase, with gross development value of RM154mil, includes 64 semi-detached houses, five bungalows and four bungalow lots.

The semi-detached houses offer a built-up area of 3,370sq ft with total land area ranging from 3,601 to 7,580sq ft.

Prices start from RM1.9mil.

The bungalows feature built-up areas ranging from a spacious 4,247 to 4,463sq ft, and total land area from 6,088 to 7,888sq ft.

The bungalow units are priced from about RM3mil.

The bungalow lots offer expansive land sizes ranging from 14,400 to 14,975sq ft, allowing owners to co-design their sprawling dream residence, with prices starting from RM686,800.

The company said Nova homes featured powder-coated aluminium frames, tinted glass windows and elegant yet thermal efficient interiors.

High-quality clay brick walls provided durability and insulation while smart home features such as digital smart door locks and pre-installed wiring points for CCTV camera offered enhanced security.

IJM Land attributed Nova’s high take-up rate to its landscape design promoting outdoor activities and community gatherings.

Residents can enjoy its lush Central Park and Linear Park that has engaging pathways and activity nodes.

Sports amenities include a full-size basketball court, 3km jogging path through scenic routes and a hiking trail.

It projected the Community Villa featuring swimming pool and event spaces to serve as a hub for relaxation and social gatherings.

Dedicated areas for yoga and community gardening promise to encourage mindfulness while bonding with nature.

Nova’s strategic location and connectivity means it is near major retail and entertainment destinations like Aeon Mall, Mydin Mall and Seremban Gateway.

Just 300m away, the upcoming Nexus commercial hub is expected to provide upscale dining and retail options.

It also boasts proximity to Sehat Healthcare Centre and Columbia Asia Hospital, as well as Zenith International School and a preschool.

Access to major road networks will enable hassle-free commuting to Kuala Lumpur and KL International Airport.
