Economic factors, lack of income top objections against MBSJ tax hike


Mohd Zulkurnain says property valuation exercise will add RM48mil to MBSJ’s coffers.

HIGH cost of living, lack of income as retirees as well as rates of increase deemed too high are among reasons received during objection hearings against Subang Jaya City Council’s (MBSJ) property valuation exercise.

“MBSJ received 10,851 objections against the property valuations (as of the Aug 2 deadline), which comprised 3.32% of the total number of 326,644 properties under the city council’s purview,” said Subang Jaya deputy mayor Mohd Zulkurnain Che Ali.

MBSJ Property Valuation and Management Department director Aida Omar said the objection hearings started on Aug 19 and would end this Wednesday.

“The hearings were held at three venues, covering different zones.

“The hearings held at Kompleks 3K Serdang Raya and Dewan Puchong Indah, Puchong, ended on Aug 22 and Aug 29 respectively,” she said.

“The hearing held at Kompleks 3K Serdang Raya was for the Bandar Putra Permai and Seri Kembangan zones.

“Out of the 2,865 objections submitted, 1,177 people or 41% of those who objected turned up for the hearings.

“The hearing held at Dewan Puchong Indah was for the Kinrara and Puchong zones.

“Out of the 2,450 objections submitted, 867 people or 35% of those who objected turned up for the hearings.”

Aida said the ongoing objection hearing at Kompleks 3K Subang Jaya would take nearly two weeks as it covered three zones with the largest number of objectors, namely Subang Jaya, USJ, Subang Jaya Hi-Tech and Putra Heights.

“As of Aug 28, 1,918 people or 51% of those who objected turned up for the hearings,” she said.

Mohd Zulkurnain said the reasons for the objections would be reviewed and tabled at a council-level meeting for a decision before the finalised property valuation list was presented to the Selangor government for verification and approval.

“Once approved, the property valuation exercise will add RM48mil to MBSJ’s coffers in the form of assessment taxes over a two-year period,” he said.

Mohd Zulkurnain and Aida spoke at a press conference after MBSJ’s August full board meeting, which was chaired by Subang Jaya mayor Datuk Amirul Azizan Abd Rahim.

The meeting was held at the city council’s headquarters in USJ5, Subang Jaya.

During the meeting, Amirul Azizan also provided an update on the dengue situation in Subang Jaya.

“As of epidemiology week 34, MBSJ recorded 6,417 positive cases in areas under its purview.

“This marks a 19.4% increase in cases compared to the same corresponding period last year, which recorded 5,370 cases as of the same epidemiology week.

“There are 10 hotspot localities and three uncontrolled epidemic localities.”

The hotspot localities include Angsana Apartment, Casa Subang and USJ One Avenue Condo in USJ 1, BP3 in Bandar Bukit Puchong, Taman Puchong Permai, Taman Puchong Tekali and Taman Puchong Utama 7.
