Modern appeal sees 100% take-up rate of units in Iskandar Puteri


Homebuyers seen queueing from as early as 2am to secure their preferred Aspira Hills 1 unit.

THE attraction of modern amenities amid nature in the heart of Johor’s administrative capital of Iskandar Puteri had buyers queueing overnight to secure units in one of its three latest projects.

This resulted in a 100% take-up rate during the preview of Aspira Hills 1, which is being built by UEM Sunrise Bhd.

The company has been developing 0.405ha of former plantation land in the capital’s second township of Gerbang Nusajaya since 2014 as part of a 25-year plan.

Aside from phase 1 of Aspira Hills, UEM’s other latest projects are DiReka Square and Aspira LakeHomes (Phases 4, 5 and 6).

All three projects are located in the heart of the township and have a collective gross development value (GDV) of RM499mil.

With good connectivity and family-friendly designs, all 272 units of Aspira 1 were snapped up in a day, achieving a GDV of RM198mil.

Featuring four spacious bedrooms and three bathrooms plus green spaces, the superlink houses range from 2,072sq ft to 2,821sq ft.

The nearby 2.42ha Central Park for recreation fosters a sense of community.

During the preview of DiReka Square, all 67 available units were booked, contributing to a total GDV of RM158mil.

The commercial hub comprising two- and three-storey shop offices is located at Laman DiReka, Puteri Harbour.

It also has good connectivity, especially to key landmarks such as Kota Iskandar, the upcoming Johor Baru Court Complex and Raffles American School.

During earlier previews of Aspira LakeHomes phases 4 to 6, all 147 units were fully secured, generating a GDV of RM143mil.

UEM Sunrise chief executive officer Sufian Abdullah expressed the company’s pride at the response.

“This strong demand highlights the positive outlook of Iskandar Puteri, especially with the JS-SEZ (Johor-Singapore Special Economic Zone) and its strategic position.

“Our developments are well located near the Gerbang Nusajaya Interchange, enhancing connectivity in the area and reducing travel time to the Tuas Checkpoint to just 15 minutes.

“This milestone underscores UEM Sunrise’s strong presence in Johor’s property market and our commitment to deliver sustainable, high-quality housing,” he said.

Sufian added that the company was creating sustainable communities that align with Malaysia’s long-term goals.

“As we approach Budget 2025, we advocate policies that promote affordable housing, green building practices and financing for sustainable projects, which will be key drivers of long-term growth in the region.”
