Convenient location sees 50% condo units snapped up

A STRATEGIC location is the key selling point for D’Secret Garden 2 condominium project in Jalan Kempas Indah, Johor Baru.

The development is the second for Khoo Soon Lee Realty Sdn Bhd, with its first – D’Secret Garden 1@Kempas Indah – located just a few metres away and completed in 2017.

Khoo Soon Lee Realty is a wholly owned subsidiary of KSL Holdings Bhd.

“Apart from the strategic location, we are also banking on the Johor Baru-Singapore Rapid Transit System (RTS) Link project to attract buyers,” said KSL executive chairman Ku Hwa Seng at the launch of D’Secret Garden 2.

Both D’Secret Garden projects are located about 12km from the RTS Link alignment.

Ku said the RTS Link project was currently 83% complete and passenger services were expected to begin in January 2027, improving accessibility and connectivity between Malaysia and Singapore.

The RTS Link is a 4km-long light rail transit that connects Bukit Chagar station in Johor Baru to Singapore’s Woodlands North station.

It will have a capacity of 10,000 passengers hourly in each direction, and includes Customs, Immigration and Quarantine facilities at both stations.

Ku foresees demand for property within Iskandar Malaysia to rise significantly with ongoing developments, saying, “Johor is touted as the next growth centre in the country, with both financial and economic zones.”

Response for the freehold project was good, with 50% of the 1,688 units, priced between RM250,000 and RM450,000, sold as of Nov 9, he said.

Construction work on Phase 1, comprising three blocks of 34- and 35-storey buildings, started this January and has attained 30% completion. It is expected to be completed in 2027.

“We are targeting locals with young families and Malaysian professionals working in Singapore as our main buyers,” said Ku.

He said Johor Land and Mines Office had given its approval for foreigners keen on buying a unit, to purchase one from RM400,000 onwards.

The project, he added, was easily accessible from North-South Expressway, Eastern Dispersal Link Highway, Pasir Gudang Highway and Tebrau Highway.
