Rimbawan township and Bayu Hills shows its commitment to progress and preservation
GOHTONG JAYA: LBS Bina Group Berhad (LBS) officially launched a 315-acre premier development located in Genting Highlands, Pahang on Oct 15.
The developer also unveiled its first high-rise residential project there.
Called Rimbawan, this township is an eco-conscious sanctuary poised to generate a gross development value (GDV) of more than RM9.5bil.
At 821m above sea level, the township is master planned for integrating the community with the local ecosystem.
The river and its waterfalls serve as the township’s backbone where Rimbawan was conceptualised and built upon.

This method identifies and mixes native species to reflect the area’s natural vegetation.
Seedlings were planted at a rate of three trees per square metre to replicate a natural forest structure.
After three years, natural selection will take place among the seedlings, allowing the strongest and most adapted trees to thrive.
Within 15-20 years, the planted area transforms into a dense, mature forest, resembling the structure and diversity of a natural ecosystem.
LBS has also integrated features for a sponge city, whereby dense native trees will create a robust root system that improves soil structure and increases water absorption capacity.
Complemented by a network of permeable pathways designed to facilitate rainwater infiltration, these features work in synergy to transform Rimbawan into a living, breathing sponge city that effectively mitigates flood risks.
To ensure the township integrates its residents with nature, it is strategically divided into four distinct zones:
> EcoCommunity: offers diverse housing options, including bungalow lots, landed properties, and high-rise residential units, amid lush green open spaces that comprise more than 9km of jungle paths, as well as over 6km of cycling and jogging tracks.
> EcoCommercial: centred around a flowing river, this serves as the township’s social hub, with diverse amenities and commercial offerings, fostering community connections within natural surroundings.
